One of the most common pieces of misinformation you will come across is that the pandemic disproved the link between migration and house prices. This is a nonsense claim. House prices are a function of supply and demand and any drop in demand will out downward pressure on house prices. What happened in the pandemic was that other factors offset this, namely government policy around interest rates and housing construction subsidies and a massive increase in the demand for bigger homes when we got locked down.
